Guests don't rate your sofa. They rate whether the shower was hot, the wifi worked and someone answered at 10pm - here's the standards list we run.

Owners tend to worry about the wrong things. We've seen people spend four figures on a feature wall while the shower took ninety seconds to run warm and the wifi dropped in the second bedroom. Guests notice the second set of problems, and those are the ones that end up in writing.

Reviews aren't a vanity metric either. They drive search ranking, which drives visibility, which drives occupancy and therefore pricing power. A slide from 4.9 to 4.6 is not a cosmetic issue - it's a revenue issue that takes months to reverse.

The things that generate five stars

  • Spotless bathroom and kitchen - the two rooms every review implicitly grades
  • Hotel-grade linen and towels, swapped every stay, never tired or greying
  • Fast, reliable wifi with the code visible on arrival, and a mesh point if the layout needs it
  • Heating and hot water that are obvious to operate without instructions
  • A genuinely comfortable bed and blackout at the windows
  • Replies within minutes, not hours, including evenings

The things that generate complaints

Access confusion at 11pm. A cleaner's missed detail - hair, bins, a used mug in a cupboard. Noise from the building nobody warned them about. Missing basics: no bin liners, one loo roll, no washing-up liquid. None of these are expensive to fix; all of them are expensive to ignore.

Recovering a bad stay

Things break. What separates a four-star review from a one-star is response speed and tone. Acknowledge fast, fix or compensate the same day, follow up after checkout. Guests forgive a broken boiler; they don't forgive being ignored.

Keep standards from drifting

Photo-verified turnarounds, a written checklist per property, a monthly inventory audit and a quarterly deep clean. Standards don't collapse - they erode. The audit is what stops the erosion, and it's the least glamorous thing on this page.
