Guaranteed rent or management fee? An honest comparison

One gives you certainty, the other gives you upside. We break down who each model actually suits - including when we'd tell you not to use us.

There are two sensible ways to hand a property to a short-let operator. Either you keep the income and pay a percentage fee for the work, or the operator pays you a fixed monthly rent and takes the risk and the reward. Both are legitimate. Neither is universally better.

The choice really comes down to one question: how much variability can you comfortably live with? Everything else follows from that answer.

The management fee model

You receive the booking income and pay a percentage - ours is 15% with no VAT and no long-term tie-in. In a strong month you earn a strong month. In January you earn January. You see every booking, every rate and every cost on your statement, and you keep full upside from event weeks and a rising market.

The guaranteed rent model

We agree a fixed monthly figure and pay it whether the property is fully booked or empty. Voids, marketing and day-to-day management sit with us. The trade is straightforward: the fixed figure is set below expected average performance, because we're absorbing the risk.

  • Best for owners with a mortgage to cover and no appetite for variance
  • Best for overseas or time-poor owners who want one predictable payment
  • Predictable income, capped upside, longer commitment

When we'd say no

If a property doesn't have the demand to support either model, we say so at the estimate stage rather than taking it on and disappointing you six months later. Some properties are simply better as long lets, and telling you that costs us a client but keeps the numbers honest.

How to choose in practice

Get the projected figures for both on your specific property. Compare the guaranteed figure against the realistic net under the fee model, then ask yourself what a quiet February would feel like. Most owners know the answer immediately once they see both numbers side by side.
